A Room Redesign

HOMEOWNER: "We added this room to the house 15 years ago and I haven't updated anything since.
We love the windows and the view of the backyard. This room has become the center of living for our family.
It's where we eat, entertain, play games, work, read, and relax. It needs to be updated. I'm tired of
looking at it this way, but I don't know where to begin. Please help!" This photo is taken showing
only the right side of the room. The left side is an exact duplicate and holds the breakfast
table. The room is visually divided into two halves.

STAGEMYNEST: First we needed to capitalize on the best feature of the room, the view!
Arranging the furniture so that every seat faces the windows shifts the focal point, allows better traffic
flow and is much more welcoming. On the wall opposite the windows, we replaced a faded
botanical print with a good-sized framed mirror to reflect the view from the windows. Again
capitalizing on the room's best feature. We moved the ficus tree from the center of the wall of
windows to the corner, opening up the view even more and visually opening up the space.

ON THE SHOPPING LIST:
1. replace the hanging light fixture over the table with an updated style
2. look for side tables and suitable lamps for reading
3. replace outdated flower pots with an assortment of larger and taller containers
4. replace the outdated brass ceiling fan

Empty House - Staged for OPEN HOUSE!

HOMEOWNER: "We gutted and totally remodled this beautiful home at the end of our street as an investment
project. It is move-in ready but it has stayed on the market way too long. We need to get out from under it. We're
having an open house and have heavily advertised this showing. Help me make it feel like a home - I don't think
people can visualize themselves here because it is so empty."

STAGEMYNEST: By adding a decorator's touch, and using home-staging tecniques, we enhanced the visual impact of this home.
We bridged the gap and made an emotional connection between potential buyers and the space. Home staging works!
It worked for this home! They sold within 3 weeks of their open house!
